7Seventy House is a mixed-use development located in the burgeoning residential community of 7th and Jackson Street in Hoboken, NJ. The building, designed by Marchetto Higgins Stieve Architects, includes 470 residential units, 5000 sf of ground floor retail, extensive amenity decks and a two-acre public park. This park is one of the city’s first post-Sandy “resiliency parks” that will help mitigate flooding throughout the city with the use of several Best Management Practices (BMPs) for Storm Water Management including a 1-acre underground detention system.
Arterial was commissioned to develop the design for the new urban plaza, adjacent community park and three private rooftop courtyards. At nearly two acres, this new public space will serve residents and businesses in the surrounding neighborhoods. A multi-use open “quad” anchors the south side of the site which includes a new gym, outdoor exercise area and playground. The north side of the park is designed as an urban piazza that includes a variety of seating, flexible plaza space for markets and events and a retail promenade. The rooftop courtyard is over 10,000 sf and highly amenitized. The design includes a large pool, sunning areas, raised boardwalks, an outdoor kitchen and barbecue area, and flexible lawn space.
